BUYER’S INSPECTION

This is our typical home inspection that catches common defects so the buyer understands the investment they are making. My report will also help the buyer negotiate the best offering price.

SELLER’S PRE-LISTING INSPECTION

Some sellers may want to make repairs to their property before they put it on the market. My inspection report can be used as a baseline reference and help the seller determine the appropriate asking price.  Please understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.

HOMEOWNER MAINTENANCE INSPECTION

Sometimes, it’s difficult to objectively evaluate one’s own house.  My objective inspection report can help the homeowner prioritize home repairs.

BUILDER’S ONE-YEAR WARRANTY INSPECTION

Most new home builders include a one-year warranty with the purchase of their houses.  A new homeowner may want to have a professional inspection on their home before the builder’s warranty expires. The homeowner can then pass my report on to their builder’s warranty department for adjustments, repairs or replacements of home components.

Our Inspections Include the Following:

SINGLE FAMILY HOUSE

Inspection fee varies by size and age of house.

DUPLEX

Includes the entire roof and both units.

4-PLEX

Includes the entire roof and all units.

APARTMENT BUILDING

Includes entire roof and 4 to 8 randomly chosen apartment units.

CONDOMINIUM / MANUFACTURED HOUSE

A condo inspection EXCLUDES the roof, site, exterior, insulation, attached garage/carport and sometimes the structure.  These systems typically are owned/maintained by the Home Owner’s Association.  A typical manufactured house does not provide access to the attic space. Rarely is there an attached garage.

COMMERCIAL BUILDING

Please call for a price quote.  A commercial building is more involved and may require a field visit for an accurate price quote.
